We recently sold our home in Ocala, FL (April 2014). Of the many buyer's agents that came through for showings, Melissa Brackett of Robert Real Estate was one of them. She brought in a client who seemed to really love the home, they came back for a second look and then made a pretty low offer. It was far below what we were willing to accept and even far below reasonable, but we discussed it with our realtor and said that if she was willing to reduce her commission by 1% and would ask Melissa to reduce hers also by 1%, we would be able to counter at a price we hoped they would accept. Our realtor agreed to her 1% right away, as she had relatively little time and effort involved in selling our home. But when she asked Melissa to do the same, Melissa specifically stated that she would not reduce her commission and that she would take her clients elsewhere so that she would receive her full commission. And that is exactly what she did. All of a sudden, the buyers were no longer interested in the home and didn't even want to bother with a counter offer. It would be interesting to know what Melissa told her clients to steer them away from our home, as they genuinely seemed to love the home. Unethical tactics? I believe so. Would I have preferred to do a For Sale By Owner and eliminate the unjustifiable 6% commission? Absolutely! But unfortunately, from past experience, we learned that if you do not advertise as offering to compensate a buyer's agent with at least 3%, they will not bother to show your home if they can help it. In these small towns, the realtors seem to have a mafia type monopoly on the real estate market. God forbid a buyer have to pay their own realtor for their own services. It is not fair that the seller have to absorb all the realtor fees. In our case, $21,000 on a $325k home. How is that even justifiable? Why do I have to pay $21k when a person selling a home for $100k pays $6000 for the exact same service??? We paid $300k for our house, completed over $65k in upgrades and repairs. And ended up walking away with exactly what we originally paid for it, largely in part due to the realtor fees. My advice: Sell your property yourself if you can and use a lawyer to handle all the paperwork! You will save yourself a bunch of money. We also sold some land there in Ocala and did just that. On a 100K piece of property, our lawyers fee was $500. A far cry from the $6000 a realtor would have charged.
